To accurately find and mark the boundaries of the property.
A Boundary Survey is the establishment of the legal limits of a property. It involves both research into the property title, deposited plans and current survey information of the area, and a site survey pin pointing the exact boundaries of a property and marking them with boundary markers.
Being a legally binding document, a Boundary Survey must be signed by a Registered Surveyor.
A Survey and Report showing all structures on the property in relation to the boundaries and any encroachments.
Identification Survey show the location of all existing structures on a property, like buildings, sheds, pools, fences, driveways and trees, and any improvements to the property, all in relation to their distance from the boundaries. These surveys also show, and explain in an accompanying report, any encroachments over the boundaries and any easements, covenants or ‘restrictions on the use of the land' that affect the property. This report must be prepared and signed by a Registered Surveyor.
Identification Surveys are often required by your finance lender so you know exactly what you are buying and can protect you from future disputes, they are also carried out if there are arguments over the location of a building or fence on or near a boundary.
Showing the contours and physical features of a site to assist in planning and design and to accompany a Development Application.
Being the starting point for most developments Topographical Surveys are used to identify and map natural or man-made features from the contours of the ground and existing features on the surface or slightly above or below including trees, buildings, streets, walkways, manholes, utility poles and retaining walls allowing the architect to commence the design process.
It may be necessary to show perimeter boundary lines and the lines of easements on or crossing the property in order for a designer to accurately show zoning and other agency required setbacks.
Surveying, marking and verifying that all construction complies with the approved plans or DA.
Construction Surveys involve the precise measurement and mapping of the site to ensure that the construction work is being carried out according to the approved plans and specifications.
Typical Construction Surveys may include:
- Set outs of the site and establishment of benchmarks and control points,
- Marking or staking out the site for various trades such as excavators, bricklayers and concreters to follow.
- Surveys to monitor various stages of the construction including slab checks and
- “As-Built” and “Work as Executed” Surveys which show the final construction any deviations from the approved plans.
Granting legal use of a portion of a neighbouring property.
Common Easements include:
- Easement to Drain Water allowing you to legally run stormwater through an adjoining property
- Easements for Right of Way Easement allows a person to access their property through the property of another person. These can include shared driveways, for instance.
- Easements for Services a portion of the property can be used for purposes of delivering services. These services can include establishing water pipes or sewage, telephone lines, and power lines, among others.
